18-Story Condo Tower Reflection Tops Out Near Mirror Lake In Downtown St. Pete

Downtown St. Pete’s newest condominium building has reached a construction milestone. Reflection, the 18-story condominium tower under construction at 777 3rd Avenue North in downtown St. Petersburg, has topped out.
Reaching a height of 200 feet, Reflection is the tallest building in the Mirror Lake neighborhood and will have 88 condominium residences and 2,800 square feet of retail space at completion.
Reflection is being developed by the principals of HP Capital – Fred Hemmer, Angelo Cappelli, Nick Hansen, and Chris Hemmer – along with the DeNunzio Group led by Dustin DeNunzio.
KAST Construction is serving as the general contractor for the development. The team began site preparations in April 2022 and vertical construction commenced in February 2023.
A topping out ceremony was held Friday morning to celebrate the milestone which included the development team and general contractors, along with other investors and vendors.
The development team thanked the more than 200 construction workers for their dedication and hard work in reaching the milestone.
“It has been a dream for the past two to three years to get to this point and we’re finally here,” said developer Nick Hansen. “We are proud of each and every one of you and the job KAST [Construction] has done.”
The development team was joined by St. Petersburg City Councilman Ed Montanari and St. Pete’s Economic Development Manager Andrea Falvey.
“This is a great day for the City of St Petersburg,” said Councilman Montanari. “To see a building like this, go up, it takes a couple things. You need a group with a vision, and you need a champion. In this ownership group, you have both of those things. It takes a team effort to get this done and I want to thank everyone for working together to make our city a better place for all people.”
Completion on Reflection is expected in late spring or early summer 2024.
The base of the building will consist of six floors. The first floor will contain a residential lobby, retail space, and the entrance to the parking garage. The second through sixth floors will be dedicated to parking. The residential tower will occupy floors 7-17.
Each of the units at Reflection will feature dramatic floor-to-ceiling windows, modern kitchens, terrace-style balconies, and state-of-the-art stainless-steel appliances.
The 18th floor will feature a massive 12,000 square foot rooftop oasis with a resort-style pool, sauna, and spa. The community will also have a state-of-the-art fitness center, club room, an outdoor kitchen, and views of the downtown St. Pete skyline.
KW Developer Services Group is handling sales for the project with a team led by Rachael Manzanares as Director of Sales, and sales agents Amber Bennett and Michelle Menke Fife. Jon Wittner is the Master Listing Agent and Managing Director of KW Developer Services Group.
